When this property was constructed the builders left the under felt short in numerous places. They also failed to install cement fillet boards at the short verges. This has led to water being delivered onto the top of the external walls & down into the cavity. At some point damp proof course ( DPC ) has been slipped under the tiles/under felt to try & resolve the damp problems inside. Unfortunately that collapsed being flimsy by nature. We have installed eaves support drip trays, which are rigid, then we carried out repairs to the under felt using breathable membrane. We have also installed fillet boards at the short verges to give protection to the brickwork.

Water has been dripping from the ceiling at the back of this dormer. To resolve the problem we stripped out the slate to get to the root of it. We sealed the board at the bottom of the pitched roof & the gulley to the flat dormer roof in one piece & carried out a repair to the under felt using breathable membrane. We re-pointed the failed mortar on the ridge line. Finally we put back the slates, replacing any that were broken/damaged & also installed an extra course of slate to ensure that no water gets in. We have left a gap in the bottom course to allow for the protruding main rafter. In the past slates had been forced into this gap. The pressure exerted on these slates meant that over time they cut into the under felt & eventually snapped.

The back of this cast iron guttering has completely rusted away & the rain water has been running behind it onto the top of the stone wall. This has led to a serious damp & mould problem inside the property. To remedy this we have removed all the debris from the gutter, thoroughly dried it out & using polyurethane sealed lead to the inside & dressed it onto the stone. This will divert the water into the gutter allowing the wall to dry out. Repairs like this cost a great deal less than replacing the cast iron guttering.
