This downpipe was blocked solid due to the joint collars having an opening that was too small. Cast iron joints like this are now only manufactured with this smaller 45mm diameter at the sleeve which is too small & tend to get blocked easily at the off set bend. This is a prime example of the problems joint collars like this cause. We always use good condition reclaimed cast iron which has the correct aperture to allow unimpeded rain water flow.

New EPDM rubber roof with trims. By removing the up stand at the leading edge above the window & giving the Sterling OSB boards a tilt then installing new fascias, soffits, gutters & drip edge we have eliminated the need for internal outlets in the roof deck. Outlets in a flat roof like this are usually the first place where the roof fails & can cause other problems such as getting blocked easily which can be difficult to unblock by their very nature or leaking inside the roof space.

When this house was built around 5 years ago the dry verges were fixed with 25mm nails. They should be fixed using screws. Consequently 4 of them were blown off & broken in the high winds the other week. We have replaced them & removed all the rest & re-fixed them properly so that no more can come off & get broken in the future.

Previous roofers have tried to repair a large tear in the lead on the valley using a thin coat of hot bitumen tar. Being very brittle in it’s nature this has cracked with the tear as the lead has continued to sag due to excess moisture on the board underneath. Broken slates have made things worse. we have replaced the damaged slates & re-fixed any that were loose or had slipped. Then, after fully drying out the valley, we applied a solvent based glass fibre reinforced acrylic membrane in conjunction with glass fibre chopped strand mat to give the repair lasting strength.
